Christmas-Decoration-WinnersThe HOA Management Company recently emailed the 2026 Annual Assessment invoices to homeowners. The annual assessment was increased by $8 for the year, which was discussed at the 2025 Annual Meeting held June 23, 2025 and later approved by the board in accordance with the association by-laws. A multitude of factors were considered in determining the need to increase annual assessments, but some of the most prominent are as follows:
- Your current Management Company (TT Bean Management, LLC.) is not expected to remain active beyond year end 2026, which means that the Board will have to seek alternatives for management companies. Previous research indicates that TT Bean Management, LLC is far less expensive than other management companies. Therefore, the HOA must plan for increased management fees with a future management company.
- Under the previous Board of Directors (prior to February 2024) and previous management company (Spectrum), operating expenses peaked in 2023 at $27,194; averaging $25,230 during the years of 2020 thru 2023. This equates to an average Annual Assessment per homeowner in the amount of $119 and $110 respectively. The current Board has analyzed past and projected expenses and determined that the $8 increase for 2026 is necessary due to increased operating costs.
- Your Board of Directors (who are all volunteers and are your neighbors within the community) have worked and continue to work diligently to control expenses and manage community business as effectively and efficiently as possible to meet compliance requirements by the State, City, our By-Laws, and our Declarations and Covenants. - Our HOA has been fortunate to partner with TT Bean Management, LLC to manage our association for the last year and a half at a lower cost, but we have to plan for future management company costs that will likely be higher. When required, the board will review proposals for a new management company and make a best value decision when selecting a new company.
Your HOA Board of Directors each pay the same annual assessment as every other homeowner in the neighborhood, in addition to volunteering countless hours to help manage the association on behalf of the community. They did not take the decision to increase fees by $8 annually lightly. Like you, they do not want to have to pay increased assessment fees, but do so in order to help foster a safe, welcoming, and attractive environment for our residents because they are neighbors first.

Halloween-Winner-Announcement-for-DistributionBeginning the week of June 30, 2025, trash pickup will be once a week, and recycling will be once every two weeks. The HOA rules are the same for the new trash cans as it was for the old, they must be kept out of view from the street, except on trash pickup days. Please review your unit CC&Rs on the website Documents/Governing Documents page for details.
Schertz has posted guidelines for trash can enclosures on their website, but residents will need to submit an ARC request for approval before constructing an enclosure that can be viewed from the street. The ARC form can be downloaded from the the HOA website and is located on the ARC Request page.
